When it comes to the construction of commercial estate,
price negotiation, hard bid, contracting and risk factors are not the only
things to be taken in consideration. Industrial design is also an important
factor that has to be dealt with seriously. All other factors other than the
design depend on the type of project, but the terms for design is similar for
all industrial constructions.
When we talk about industrial design, things become more
complex. This is because in contrast to this term, it is less related to the
design and more associated with finance and legal issues. If not directly,
design overlaps and interrelates financial matters and legal matters. If
commercial estate construction is compared with residential domain, laws are
really much stricter.
This is important that architecture engineers act carefully
while constructing industrial design and create one that fit into the legal
frames. In case, it doesn’t fit into legal framework, it would not be possible to
execute. To ensure that the design plan follows set regulations, architecture
engineers must be aware of them. This might include, government regulations for
using property, obligations to be employed, zoning and building code
requirement.
Laws for industrial design are not set to burden engineers
or owners, but to allow them have a property that will benefit all – owner and
the people around. Many cases of projects failures are recorded every year.
Many buildings either collapse before its age or have to be destroyed in
different means that obviously is the loss of property owner. Therefore, it
should be our self-obligation and not a duty to follow these laws.
